Kozak Renovations: Expert Underpinning Services
Kozak Renovations leads the basement underpinning and home addition business in Toronto. We help you increase your living space in a safe and quick way. Many people want our services, growing by 10% each year. Homeowners want to improve their homes’ limits without harming its strength. They are choosing us more often.
We know that underpinning is not a DIY job. It takes special skills and knowledge that most Canadians do not have. Our team at Kozak knows all about underpinning—how it works and why it is needed. We understand the ground in Toronto, especially why building on clay can be hard. A strong foundation is difficult to create in that type of soil. We also know the funny jokes that come with working in clay. Our approach is clear. It may seem strange for the underpinning business, but we do not start with the underpinning work itself.

What is Basement Underpinning:
The base of a building has two key parts: the footings and the walls. The footings support the weight and stop the building from tipping; the walls keep it standing. For both looks and use, many people have tried to build their homes lower into the ground. To do this safely, they use a method called underpinning. This method, even with its name, is not usually used to support the walls themselves. It is mainly for making strong footings that let builders dig deeper.
Underpinning the basement is an important task. It helps make the foundation of a house stronger and more secure. This also increases the value of the home. In Toronto, the unique mix of land features, like the Scarborough bluffs, leads to clay soil. This soil can cause foundations to shift or settle. Because of this, underpinning is needed for many older homes to keep them stable. Usually, the work and materials for underpinning a house cost much less than what it would take to fix a house that has collapsed.
Also, underpinning can change old, empty basements into bright living areas. Now, think about turning that old part of your home into a fun entertainment space, a guest room, or a good home office—if it didn’t have any of the ceiling beams you see in the picture above. The design uses careful lighting and color ideas to make the basement feel welcoming and tries to keep it dry from any of the city’s surprising flooding problems.
Choosing skilled and experienced experts is important to avoid costly mistakes and the problems that may come after.

Basement underpinning
Basement underpinning done well in Toronto means keeping safety and rules in mind all the time, with everyone involved. The first step is to get engineering drawings that follow the city's strict standards. These documents are important and set the base—both literally and in practice—for safe and legal building. Next are the city permits. They can take up to six weeks to get, but they are needed to follow local rules and make sure you won’t face any problems later. Everyone should wear hard hats: safety rules are here, and all workers have insurance. If there are any risks, we need to make sure that building is safe and meets the codes. A house is too important for us to take chances with your safety, and we never do.
Reasons to Select Kozak Renovations
Kozak Renovations is all about experience, strong results, and a simple commitment to giving our customers quality work and a great experience. We have been doing this work for over ten years. Our team has several experts. We have contractors, electricians, plumbers, and carpenters—29 people in total—on this project. They are doing “incredibly good work,” as one satisfied customer said. I am truly impressed with how the team has managed to get this done. And don’t worry: the work comes with a written contract. There are no hidden costs. You will get two years to test the part of your home that used to be the basement. You should feel confident that it will stay strong. After all, if it doesn’t, that part of your home is just pretending to be a basement.
Benefits of Basement Underpinning
Transforming your basement into a livable area can make a big difference. When you raise your basement’s ceiling height, you turn a dark, wet, and maybe moldy basement into a bright and usable space. You also make your home feel bigger without changing its size. Most property appraisers would agree this changes your home’s value for the better.
The place called the "Underpinning Real Estate Market" is not really a market. This term is used by everyday people in Toronto. They live in a city that plays a key role in North America’s tech scene. Since 2021, the area has seen home prices go up a lot. Buyers are now paying amounts for houses that were only considered ten years ago for those same homes.
Transforming the Crawl Space
Turning crawl spaces into useful, spacious basements changes how your home works. It also increases its value. At Kozak Renovations, we have a method for these conversions. We can do the work quickly and quietly so it doesn’t disturb your daily life. This process involves several careful steps. We use gentle digging and careful support to lower the floor while keeping your foundation safe. If you’ve been wishing for a basement like your neighbor's, don’t worry. We can increase the height of your crawl space. We do this in a way that is safe, waterproof, and won’t be a bother to you. Plus, we do it without much disruption to your life.
This method is more than just building. It is about creating a helpful and comfortable space in your home.
Bench Footing
Bench footing is a kind of shallow foundation. Many people do not know about it. However, it has special uses. A bench footing has two main jobs. First, it gives a strong base for a foundation wall placed on top. Second, it helps support and stabilize a building when the ground is sloped. This is important because the walls above the bench footing can face extra pressure from the soil.
When it is important to keep your home’s foundation safe, bench footing is a good and affordable choice. Kozak Renovations uses this method to dig deeper under the first floor of a house without harming the current foundation. This is important for getting the right ceiling height in a new basement. The method would have worked well if I had chosen not to dig more and instead used the plain elevation seen when you enter the new area. It involves digging next to the existing footing and putting in a new footing below the first-floor level. This choice was perfect in a place with many tree roots and clay underground.
Typically, this method takes four to eight weeks. It all depends on how big and complicated your project is. We use the best tools and ways to get the job done well. This keeps your home safe. For example, we make sure that the large amount of soil we move doesn’t settle in a way that could harm your house. We also work to ensure that we don’t accidentally create a way for water to get into your basement or crawl space.
How WeUnderpin Basements
Step 1: Assessment
Every good project starts with an assessment. We ask about your basement and the details of the foundation. We listen to your concerns closely. We never assume anything, especially when it comes to the safety of a home. That’s why we do our own check of past issues and the home’s current condition. Is it settling? Has it been lifted before, and could that happen again? Is water getting into the basement? If so, why?
Step 2: Planning
With all this information ready, we can move on to plan. Basement underpinning is a tough job. It is not hard just because the basement is dirty and dangerous, but also because it needs a careful order of steps. We have to manage natural forces, like gravity, and physical forces, such as the strength of materials.
Step 3: Directing
We make a plan. The job usually has three phases. Each phase needs different skills. Together, these require good management both at the site and in higher positions.
